Office rents in Noida differ a lot from one sector to the next. The same 1,500 sq ft office can cost 40% more in a Grade A tower near a metro station than in an older building a few kilometres away. This guide puts the typical ranges for each sector side by side and explains the factors behind them, so you can set a realistic budget before you start visiting offices.

Typical rents by sector

The ranges below are indicative monthly figures we use as a starting point with tenants. Actual quotes depend on the building, the floor, furnishing, and the length of the lease, so always confirm the price on a site visit.

How to read these numbers

Furnished and bare shell rents are per square foot per month, usually quoted on super area (also called chargeable area). Coworking is quoted per seat per month and normally includes electricity, internet, housekeeping and meeting room credits. To compare a furnished office with coworking, multiply the per-seat price by your team size, then compare it with the furnished rent plus maintenance and electricity for the same team.

What makes an office more expensive

  • Building grade: Grade A towers with modern lifts, central air conditioning and full power backup cost more than older buildings.
  • Metro distance: offices within a 5-minute walk of a metro station usually rent for 10 to 20% more.
  • Furnishing: ready-to-move furnished offices include the landlord's fit-out cost in the rent.
  • Floor and view: higher floors and corner units with more daylight often cost a little more.
  • Address value: Sector 18 and Sector 16 carry a premium for client-facing brands.
  • Lease length: committing to a longer lock-in can lower the rent.

Where to find value

If budget matters most, look at Sector 63, Sectors 2 and 3, and Greater Noida West. Teams that need large, modern floors without central Noida prices often choose the Expressway sectors such as 90, 136 and 142, where newer supply keeps rents competitive. For a prestigious address at a fair price, compare a mid-floor office in a Sector 18 tower with a top-floor office in Sector 16.

Hidden costs to add to the rent

  • Maintenance (CAM): commonly ₹8–20 per sq ft per month depending on the building
  • Electricity: billed on actual use; air conditioning is usually the biggest part
  • Power backup (DG) charges per unit
  • GST at 18% on rent and maintenance where it applies
  • Car parking slots beyond those included
  • Security deposit: often 2 to 6 months of rent, refundable

Worked example

A 20-person team needs roughly 1,200 sq ft. In a furnished Sector 62 office at ₹70 per sq ft, the base rent is ₹84,000 a month. Add about ₹18,000 of maintenance at ₹15 per sq ft, and roughly ₹15,000 of electricity. The running cost is close to ₹1.17 lakh a month before GST. The same team in a coworking space at ₹7,500 per seat would pay ₹1.5 lakh, but with no deposit, no setup and the option to leave at short notice.

How rents have been moving

Demand for office space in Noida has grown steadily as companies look for lower costs than Gurugram and central Delhi while staying close to the capital. Most new Grade A supply has come up along the Expressway, which keeps rents there competitive. Central locations with limited new supply, such as Sector 18, tend to hold their prices. When you plan a multi-year lease, build in the yearly escalation in your agreement rather than assuming rents will stay flat.

Rent per sq ft vs rent per seat

Landlords quote private offices per square foot, and coworking operators quote per seat. To compare them, convert both to a monthly cost for your whole team. Multiply your seat count by about 60 sq ft to estimate the area, multiply that by the rent per sq ft, then add maintenance, electricity and an allowance for furniture if the office is bare shell. Compare that figure with the per-seat price multiplied by your seats. For teams under about 15 people, coworking is often similar in cost once you count everything it includes.

Tips to get a better price

  • Ask about offices that have been empty for a few months; landlords are more flexible on those.
  • Offer a longer lock-in in exchange for lower rent or a longer rent-free period.
  • Compare two or three buildings in the same sector so you have real alternatives.
  • Ask whether the quoted rent includes maintenance, and get both figures in writing.
  • Consider a slightly lower floor or an inner-facing unit if budget matters more than the view.
