The three main kinds of office in Noida suit very different businesses. Choosing the wrong one costs either money (paying for flexibility you don't need) or time (spending months on interiors when you needed to move next week). Here is how they compare, and a quick way to decide.
The three options in one line
- Furnished office: a private office the landlord has already fitted out with cabins, desks, a pantry and air conditioning. You move in within days.
- Bare shell: an empty floor with basic services. You design and pay for the interiors yourself.
- Coworking or managed office: you pay per seat in a shared or private suite run by an operator, and almost everything is included.
Side-by-side comparison
| Factor | Furnished | Bare shell | Coworking |
|---|---|---|---|
| Time to move in | 1–3 weeks | 2–4 months | 1–3 days |
| Upfront cost | Deposit only | Deposit + interiors (₹1,500–3,000/sq ft) | 1–2 months' deposit |
| Typical lock-in | 1–3 years | 3–5 years | 1–12 months |
| Branding and layout control | Limited | Full | Minimal |
| Best team size | 10–100 | 50+ | 1–40 |
| Running costs included | Rent only | Rent only | Most utilities and services |
When a furnished office makes sense
Choose furnished if you want your own private space and address, need to move within a few weeks, and plan to stay for at least a year. It suits teams of 10 to 100 people that don't need a custom layout. Check how old the furniture is and whether the landlord will change cabin positions before you move in.
When bare shell makes sense
Bare shell is best for established companies with 50 or more people, a clear brand standard and a plan to stay for five years or more. The rent is lower, and you control everything from the cabling to the cafeteria. The cost is time and capital: interiors in Noida often cost ₹1,500 to ₹3,000 per sq ft, and design, approvals and fit-out take two to four months. Negotiate a rent-free fit-out period to cover that time.
When coworking makes sense
Coworking suits startups, small teams, project teams and companies testing Noida before committing. You avoid setup costs and can add or remove seats every month. The per-seat price looks high, but it includes electricity, internet, housekeeping, reception and meeting rooms. Watch for limited privacy and extra charges for meeting room hours, printing or parking.
Three-year cost example for 25 people
These are rough figures using typical Noida rates: about 1,500 sq ft for a private office, and 25 coworking seats.
| Furnished @ ₹75 | Bare shell @ ₹55 | Coworking @ ₹7,500/seat | |
|---|---|---|---|
| Monthly rent | ₹1,12,500 | ₹82,500 | ₹1,87,500 |
| Monthly running costs (approx.) | ₹35,000 | ₹35,000 | Included |
| One-time interiors | — | ₹30,00,000 | — |
| 3-year total (approx.) | ₹53 lakh | ₹73 lakh | ₹67.5 lakh |
Over three years, bare shell is the most expensive in this example because of the interiors. It becomes cheaper over five years or more, or for larger teams. Coworking costs more per month but needs almost no upfront money, which matters for young companies.
Hidden costs in each option
Each option has costs that are easy to miss when you compare quotes. In a furnished office, you still pay maintenance, electricity, internet, housekeeping and security staff, and you may need extra furniture or IT cabling. In a bare shell office, interiors are the big item, but also budget for architect fees, fire safety approvals, air conditioning, the furniture itself, and restoring the floor when you leave if the agreement requires it. In coworking, check the price of extra meeting room hours, printing, parking, after-hours air conditioning, and seat price increases when you renew.
Questions to ask before you choose
- How certain is our headcount for the next two years?
- Do we need our own entrance, signage and reception for clients?
- How much cash can we commit upfront to deposits and interiors?
- How soon do we really need to move?
- Do we need private rooms for confidential work or calls?
- Would a mixed approach work, such as a small coworking suite now and a private office later?
Hybrid options
Many Noida buildings now offer managed offices: a private, branded office designed and run by an operator, paid per seat or as a monthly fee, with a lock-in of one to three years. It sits between coworking and a furnished office, and suits teams of 20 to 150 people who want privacy without managing the fit-out. Some landlords also offer warm shell, where basic ceilings, lighting and air conditioning are already installed, which cuts the fit-out cost and time compared with a true bare shell. Ask which option each building offers before you shortlist it.
A quick way to decide
- Need to move in under a month, or have fewer than 15 people? Start with coworking.
- Want your own space, are staying 1–3 years and have 10–100 people? Choose furnished.
- Staying 5+ years, have 50+ people and a brand standard? Choose bare shell.
